MLS FAQ
What is the MLS?
The Multiple Listing Service (MLS) is a local database that promotes residential or commercial properties for sale to certified realty agents. Each location has a distinct MLS that is utilized by local real estate agents and is only available to these representatives. Once noted on your regional MLS, your residential or commercial property may feed (depending upon location) to numerous national real estate websites, such as Realtor.com, Zillow, Trulia, Yahoo and more. The direct exposure you get on the MLS is remarkable! (Thousands of real estate representatives through your regional MLS and millions of possible buyers through the internet.)
How does the MLS plan work?
Once you sign-up for the MLS Package, the listing broker for your location will email you the additional documents required by the MLS. Once the forms have been sent back to the listing broker, the residential or commercial property is noted and assigned a MLS number. The listing broker will list your residential or commercial property on your regional MLS for six months and at that point the service is provided and there are no refunds. Once listed in the MLS, you will be accountable for provings, extra marketing, open houses, negotiations, etc. Please click your state on the map for complete details in your area.
Will my contact information be published on the MLS and on Realtor.com, Zillow and other public websites?
Your contact phone will be published on the actual MLS. The seller contact info is not enabled on any public site. By default, the listing broker's name and telephone number will appear on your MLS listing along with the public realty sites, such as Realtor.com, Zillow, and so on. It will be the listing broker's contact info on the public sites. FSBO.com, nor the listing broker, have any control over this or where possible buyer leads are sent. This is the same no matter which business you list with.
Does the MLS Package consist of any supplies?
The MLS Package does NOT include any signs or materials. You can see everything that is consisted of for your location using the map above. Click your State on the map for full information on what is consisted of.
Yard Signs, Directional Arrows, Brochures, etc can be acquired individually from the FSBO Store when your MLS order has actually been sent. *** Please contact the listing broker before purchasing extra materials as certain MLS's have guidelines relating to signs and you may not be able to use a FSBO sign ***
When will my MLS listing post on Realtor.com and the other websites?
In most locations, your MLS listing will feed through to Realtor.com and the other websites within 1-3 company days after being active in the MLS. Realtor.com pulls limited info from the MLS and in some cases takes a few days to pull the photo. The listing agent has no control over the length of time it requires to feed through to Realtor.com. Also, certain residential or commercial property types will not feed through to all of the websites. Please contact the listing broker before sending the MLS paperwork.
Will I be able to keep control over my listing on Zillow if I note my residential or commercial property in the MLS?
No, as soon as your residential or commercial property is active in the MLS you will not keep control of your listing on Zillow or any other websites that pull their information from the MLS. This is out of our control as this is an automated feed from the MLS. Once your are noted in the MLS you are technically no longer a FSBO so your Zillow listing will go from For Sale By Owner to For Sale (with a listing agent).
Can I cancel my MLS listing early?
Yes, you may cancel your MLS listing at anytime during the 6 month listing duration, nevertheless the upfront listing charge is not refundable or prorated. Before getting in into a composed listing agreement with a certified property broker, you ought to ask about whether there are any additional costs charged for early cancellation. Please note - Once the MLS types have actually been sent back to the listing representative, we are unable to use refunds.
Can I update my current FSBO.com bundle to the MLS plan?
Yes, you might update to the MLS package. FSBO.com does not keep any credit card details on file. For this reason, you will require to either upgrade online by logging in to your account. Once visited click on "Edit" and then on "Upgrade my Package". You will be contacted through e-mail by the listing broker within 24 hours of updating with a few additional kinds that are needed by the MLS.
I have bought the MLS plan, what is the next step to get noted on the MLS?
We have referred your details to a certified property broker who will put your residential or commercial property in the MLS. They will call you by means of email within 24 hr to start on the needed MLS types (please ensure to inspect your e-mail and your SPAM folder). Once these kinds have been submitted back to the listing broker for entry into the MLS we are not able to use refunds.
Will my MLS listing feed to Zillow & Trulia?
For the most part, yes the residential or commercial property will automatically feed to these 2 websites. If your MLS does not work together with these sites then you will need to manually include your listing. Unfortunately, we have no control over this. It is free and simply takes a few minutes to do this. Here are the directions ...

Next to the map click the button beside "More" that has an arrow pointing down.
